Types of housing

  • Bed space / partitioned room: Lowest cost; less privacy; check ventilation and house rules.
  • Shared room: Split with 1–3 others; confirm bed assignment and storage.
  • Whole room: Higher cost; still verify landlord subletting rules (HDB/condo).

Before you pay a deposit

  1. Visit in person if possible — photos can hide overcrowding.
  2. Ask for the landlord’s or main tenant’s name and a written tenancy agreement.
  3. Confirm what is included: utilities, Wi‑Fi, air-con charges, laundry.
  4. Agree on notice period for moving out and deposit return conditions.
  5. Never pay the full deposit to a stranger via untraceable methods only.

Red flags

  • Agent demands full year’s rent upfront in cash with no receipt.
  • More beds installed than seem legal or safe for the room size.
  • Passport held “for safekeeping” — your passport is yours.
  • No address on the agreement or refusal to provide one.
  • Pressure to sign without reading the contract.
